Congrats on getting a house and such an amazing deal on one at that.
Stocky, your woes about paying large sums of money for living in small quarters are similar to those living in Manhattan. People dole out heaps of cash to live in a space comparable to a shoe box. But the trade off is prime location.

Amendment: After the inspection, I put in a revised offer of $45,000 (to cover costs of doing some fixin' in the house) which was also accepted.
The fix-ups aren't too major and most of them can wait until spring. I've already gotten quotes on what materials would cost and secured some handy family members to assist.
Now the real work of getting insurance and stuff begins!
